Elegance in Staccato, Kirchberg, Luxembourg City
The beautiful new five-storey Staccato building is located on the corner of Rue Erasme and Boulevard Konrad Adenauer in Kirchberg. Its elegant facade of dark glass overlaid with an arrhythmic filigree of delicate beige concrete stelae is stunning and memorable. Further, this exterior aptly communicates the value and values of the building as a whole.
Completed in 2019, Staccato was a Participant in the Luxembourg Architecture Award of 2019. The building has been described as “sculptural” and “luminous”. Also, it uses innovative systems and adopts a responsible and environmentally friendly approach. For instance, it is equipped with a geothermal system and a heat exchanger, with passive heating and cooling production due to active slabs. Accordingly, it has received a BREEAM “Very good” certification.
An excellent location
Thus, Staccato is a fitting architectural addition to this attractive sector of Luxembourg City. An important cultural hub, the area hosts attractions such as the Mudam museum of modern art, and Luxembourg’s national concert hall, the Philharmonie. The building is close to the Chamber of Commerce and several other notable state and private institutions.
The nearby mixed-use Kirchberg District Centre contains the offices of the European Commission’s statistics body Eurostat, and an Auchan hypermarket and shopping mall. Bordering the complex are the cinema multiplex, Kinepolis Kirchberg, and Luxembourg’s national exposition centre, LuxExpo The Box.
New Occupant: ALIA
ALIA (l’Autorité Luxembourgeoise Indépendante de l’Audiovisuel, or Luxembourg Independent Media Authority) is responsible for monitoring the application of regulatory requirements to audiovisual services and media. Its supervisory activities cover traditional television, on-demand services (VOD) and national, regional and local radio stations.
Why This Move?
ALIA found their existing offices no longer suitable for their activities or their ongoing growth.They needed more space and increased visibility for their expanding role. Accessibility was another important factor, particularly via public transport, so the easy availability of buses and city bikes was attractive. The building’s technological sophistication, offering maximum comfort to occupants while optimising usage costs, also persuaded ALIA.
Special Requirements on Both Sides
The owner of the building was required to lease the ground floor and first floor of Staccato to a government entity. Therefore, this narrowed the field of candidates. As described above, the tenant was also looking for several specific factors. And they needed to find something quickly. However, due to RealCorp’s excellent network, we rose to the challenge and found a solution that met all the criteria for both parties.
Important Dates
Having signed in Q1 2020 a long-term lease for approximately 600 sqm, ALIA hopes to move in during the summer of Q2 2020. We wish them much success in their new location.
