Bijou: New jewel of Luxembourg City in Gasperich
The beautiful Bijou stands out from its neighbours, due to its contemporary exoskeleton facade featuring flower petals and leaves. Owned by Grossfeld PAP and delivered in June 2020, Bijou offers 5821 sqm of grade A office space over six floors, with a BREEAM rating of “very good”. It is one of several mid-sized office buildings in the dynamic Cloche d’Or area that are either just finished, under construction or planned. We know already that one of them will be occupied by Regus and another by a government entity.
Bijou is prominently located alongside the Boulevard Raiffeisen, between the iconic Deloitte and Alter Domus headquarters, within walking distance of the Auchan shopping centre. Regular bus shuttles serve the area and the building will also benefit from the new Tram station. The Tram will connect the area with the Central Station, Kirchberg and, at a later stage, the airport terminal. An extensive Park & Ride lies about 10 minutes away by car.
New occupant: Bijou is perfect for JTC
The new tenant, JTC, has a gorgeous new website, well worth exploring. It reveals that this global wealth management company employs about 900 people worldwide who administer assets of c.US$130 billion. The timeline on the page Our History reveals that JTC began in Jersey in 1987 and that Luxembourg became its fifth international location in 2009. Since then, it has expanded through many other countries, opening its most recent office in Dublin in 2020.
The Stronger Together page explains who they are and how and why they foster a culture of collaboration and mutual support. More, the About Us page describes JTC’s mission, vision and values, which reach high and wide. The beautiful and innovative Bijou seems a perfect home for the Luxembourg branch of such a company.
Why move to Bijou?
JTC has been growing organically and through various acquisitions which resulted in managing several locations. Consequently, they felt it necessary to integrate all teams on the same spot. They also wanted to send a positive message to the market by seeking relocation into a new and prominent property.
RealCorp and JTC took advantage of the lockdown to carry out a stay-or-go analysis involving a selection of high-end alternatives on the market. Bijou came out tops!
Effectively, in Bijou, they will initially occupy a similar amount of space as in their previous locations. It offers the class, comfort and facilities that are appropriate for staff and clients of a high-powered wealth management business. More importantly, however, with an open-plan layout over two entire floors, the move enables them to plan for future growth while maintaining stability.
Ending 2020 on a higher note with Bijou
Thus, in July 2020, JTC was happy to sign a long-term lease, effective December 2020. So they will be moving in during the festive season and will see in the New Year in their new home. May they go from strength to strength.
From RealCorp’s perspective, this was the first significant letting operation (a third of the entire Bijou building) after the awful “summer of Covid-19”.
