“Carrefour Royal” in Luxembourg City: Ville Haute – CBD
The attractive Complexe Carrefour comprises buildings Carrefour I and Carrefour II. Known colloquially as “Carrefour Royal”, it is prominently located at 16-18 Boulevard Royal, on the corner with Avenue Emile Reuter.
Carrefour Royal lies across the road from the Galeries Lafayettes. It has direct access via the Grand-Rue to Luxembourg’s premier pedestrian shopping streets. It is thus in an excellent location for occupants and visitors.
The State of Luxembourg owns this fully revamped office property of which the main existing tenant is Société Générale. M3 Architectes S.A. won the Luxembourg Architecture Award in 2019 for transforming this 80’s complex into a 21st-century triumph of energy efficiency which gained a BREEAM Excellent certification.
The complex offers an administrative zone of around 10,500 m², as well as various meeting rooms, archive areas and a covered car park. It has a gross surface area of 21,000 m².
New Occupant: NREP
RealCorp is pleased to have facilitated the lease for the newest co-occupant, NREP. This Nordic real estate investment company has specific interest and experience in human-centred design and the sustainability of building projects.
NREP’s majority owners are senior partners. The largest individual owner is Novo Holdings, which is 100% owned by and generates returns to the Novo Nordisk Foundation, one of the world’s largest charitable foundations. Novo also invests in NREP’s projects, together with pension funds and other institutional investors.
Why Move to Carrefour Royal?
NREP has been hiring staff and therefore needed more space. In fact, with this move, they have increased their office area from 120 m² to 335 m².
It was also important to offer a high degree of comfort to their skilled staff. They also wanted a top-notch office building to match the image of their other locations across the globe. They were therefore looking for the best location money can buy in the CBD.
The main slogan on the NREP website is “Better real estate for people and cities”. In moving to Carrefour Royal they have definitely achieved that goal for themselves.
We had previously assisted NREP in searching for Luxembourg City offices. We were therefore delighted when the opportunity arose to offer them space in Carrefour Royal. With our proactive, responsive approach, we managed to finalise a lease assignment transaction within 30 days.
NREP moved in last month. We wish them a happy and successful occupancy in Carrefour Royal from which they may continue to enhance Luxembourg properties with the best of Nordic ideals.
